Estimates and Pricing

During site inspections or construction, we may uncover hidden issues (for example, structural rot, code violations, or previously concealed damage) that affect the original project scope or pricing.
If additional work is needed, we will clearly explain the reason and obtain your approval — email confirmation counts — before proceeding.
Scheduling and Access
After you approve your proposal and pay any required deposit, your project will be placed on our schedule.
To ensure smooth progress, please provide:
- Clear access to the work area and property.
- Working electrical power and lighting.
- Removal of personal items, furniture, or decorations from the work zone (unless otherwise agreed).
If severe Wisconsin weather or unsafe site conditions prevent us from working safely, we may reschedule to maintain quality and safety.
Materials and Products
We use premium, manufacturer-approved materials designed for Wisconsin’s climate and local building codes.
Custom decks, railings, and steel frame structures are fabricated and ordered specifically for your project.
Please note that slight variations in color, finish, or grain are natural and do not affect performance or warranty coverage.

Warranty Coverage
Residential Projects
We stand behind our workmanship with a warranty against defects under normal residential use.
Commercial Projects
Warranties are defined in your project proposal.
Not Covered:
- Preexisting structural or foundation issues.
- Damage caused by misuse, neglect, impact, or weather events.
- Alterations, repairs, or modifications made by others.
- Lack of routine maintenance or misuse of materials.
- Natural disasters such as flooding, fire, or severe storms.
If a covered issue arises, Quigley Decks LLC will repair or replace the affected materials or components as needed.
Payments
A deposit is required to confirm your project.
Final payment is due upon substantial completion.
Late payments may incur fees as permitted under Wisconsin law.
We reserve the right to file a mechanic’s lien for unpaid balances as allowed by state statute.
Photos and Marketing
We may take photos or videos of completed projects for documentation, training, or marketing. These will never include identifiable personal information.
If you prefer that your project not be featured, please notify us in writing before work begins.
Safety During Service
Please keep children, pets, and vehicles away from the job site during construction.
Deck and railing installation involves tools, heavy materials, and power equipment that must be handled safely by trained professionals only.
Cancellations and Delays
If you need to cancel, please notify us at least 72 hours in advance for a full refund of your deposit.
Short-notice cancellations may result in charges for materials ordered, crew scheduling, or delivery expenses.
Delays due to severe weather, power loss, supply chain issues, or other events beyond our control may require rescheduling. We will communicate promptly if this occurs.
